Housing Forecast For 2012 Is Upbeat

Many economists are expecting a brighter year for housing, citing positive economic data in recent months.  The U.S. housing market is beginning to mount a turnaround this year, building toward a solid recovery in 2013, says chief economist of the National Association of Home Builders.  Chief Economist David Crowe calls for U.S. sales of new homes and single-family home construction to improve this year compared to 2011.  “I’m looking at 2012 as sort of a ramping event to get a much more solid recovery in 2013,” Crowe said. The economist sees sales of new, single-family homes climbing 19 percent this year to 360,000, up from 303,000 last year. Next year, he expects those sales to rise by a whopping 40 percent to 505,000. [Read Article]

Great Tips For Moving Into Your New Home

Moving is one of the most stressful events that can happen during the course of your lifetime. Yes, it can be extremely exciting, but just getting organized can be a chore!  Here are some tips to help ease the stress.

Make a list — Create an excel spreadsheet, use a notebook… whichever you prefer. Just write everything down!  Number the boxes and put a heading on them i.e. Kitchen dishes.  Use your list to detail what’s in each box so that when it comes to unpacking you know exactly what’s in the box so that you’re not opening 10 different boxes just to find the can opener!

Have plenty of supplies — You’ll need far more boxes than you think!  Make sure you have plenty so you’re not running around at the last minute trying to find some.  Sure, you can pick up freebies at the liquor store (sometimes), but it’s often worth the money to buy really good moving boxes and packing to ensure that your belongings remain in one piece.  Also make sure you have plenty of packing material, packing tape and markers.

Use wardrobe boxes — Wardrobe boxes are fantastic! You simply empty your closets into the hanging boxes and move away!  It’s far easier than putting garbage bags or plastic over your hanging items  and really worth the money.  When cleaning out the closets, take the shoes, hats, mitts and other items in the closet and throw them into shopping bags and put on the floor of the box so all closet items stay together. Wardrobe boxes are also great for comforters, pillows and bulky linen closet items.

Color Code – Designate a color to the living room, kitchen, etc. and then mark each moving box with the appropriate color of the room.  Each box will be easily identifiable to whoever’s moving.

Rubbermaid Tubs – Are great for moving!  Use these to pack up off season clothes and shoes.  Also great for all of your bathroom items that may be a tad wet or messy – shampoos, shower caddies, all your “under the sink” items, etc.  Also terrific for detergent and all your cleaning supplies.

Use Ziploc bags – Put cables from televisions and other appliances in a zippered bag and then affix to the appliance so they don’t get separated.  You can also use them for all your wall screws and nails and small parts to furniture, etc.  Tape the bag to the item the small parts belong to.

Prepare a cleaning kit – If you must clean your old place after moving out, put together a kit of basic cleaning supplies and rags. Clean anything possible ahead of time (the inside of kitchen cupboards, the oven, windows, etc.), and if possible, vacuum each room as movers empty it.  The cleaning kit will also be convenient when you get to your new place!

Use your luggage – Fill your luggage with bedding, towels and other household items.  Pack one suitcase with your personal toiletries and changes of clothes for the moving period to avoid searching through boxes for your pajamas!

Rent a truck - If you’re moving a short distance you may be tempted to pile everything into your car and make a few extra tips.  This can turn into a LOT of extra trips and a lot of extra work and gas.

Keep valuables with you –Make sure you keep any jewelry, important papers, etc. with you – not with your movers.  This includes insurance documentation, birth certificates – anything you consider valuable.

Moving may not be the most enjoyable task, but being organized can make it far less stressful!

Interest Rates Drop Again – It’s Time To Buy A New Home!

Wow, we are ALMOST sick of blogging about interest rates, because sometimes we sound like a broken record. Well, believe it or not, interest rates are yet again at another record low. Just when you think the bottom can’t go any lower, it does, and boy…does that mean that home buyers of new homes in Suffolk County, NY and Loudoun County, VA are getting the bargain of the century (literally)!

Consider this: home prices are at the lowest they have been in years. Top that with a 30-year fixed interest rate that is LESS than 4 percent and you have payments for large single-family homes that may actually be lower than your first apartment’s rent was years ago!

Let’s say you purchased a home for $400,000 in 2005 at 5.5 percent, which, at the time, was an extremely competitive interest rate. With 20 percent down, you were looking at a payment of $1,817 before taxes and insurance. Due to economic pressures, that same home may be closer to $350,000 today and the same 30-year fixed rate is now going for 3.75 percent. It means the payment on the exact same home with 20 percent down is now only $1,297. That’s a monthly savings of $520 with less money out of pocket for the exact same house.

So, the question is…how much longer are you going to sit on the sidelines and watch everyone else snag up these great deals? If you are thinking of purchasing a new home in New York or a new home in Virginia, then start your search at Birchwood Park Homes. We offer brand new, energy efficient homes from the mid $300,000′s and offer very attractive financing options.

Why Build A New Birchwood Park Home

Looking for a home, tired of spending valuable time driving from home to home just to find there is too much work to be done or the floor plan doesn’t suit?  Maybe it’s too big or too small.   Perhaps the color scheme just isn’t right?  Then again, maybe it’s all the unknowns of buying an older home.  Why not build a new home?

New homes are often priced less than you can buy a comparable pre-owned home.  A new home warranty provides peace of mind after the purchase.  A new home assures the latest state of the art in energy efficiency.  You can build your home the way you want it and with the materials and colors that you select.  Current energy codes require homes be built with high levels of insulation, thermal integrity and energy efficient heating resulting in  savings of up to 30% over the operating cost of an older home.  Building a new home eases the nagging question of, how long before it breaks down or do I need to replace the roof.

Is it really a question of why build new or is it when should I build?  There’s no better time than now.  Start planning your new home by stopping by any of our new home communities in New York or in Virginia to speak with a sales manager.

Birchwood at Wading River Builds “Green”

Americans want green homes.  Yahoo Real Estate recently published several surveys which show a changing picture of Americans’ perception of homes and what separates a good house from a great house. The overarching theme? More and more, homeowners are coming to value ‘green’ features in a home over other factors.

Just how much is that preference changing? Among all the choices for features that those surveyed looked for in a home, energy efficiency and being a environmentally friendly home topped all other options. Half of all those who participated listed these sorts of features and characteristics as being what they most looked for in a home. On top of that, more than a quarter of the people surveyed said finding a greener home was the primary motivation for trying to find a new place to live.

While more Americans are becoming concerned with environmental impact related to building a home, the primary focus still lands on finding a home that’s energy efficient. It’s plain to see why that’s so sought after, though, with millions of homeowners trying to find ways to save money on monthly bills. For example, every new Birchwood at Wading River home is Energy Star certified and will save the homeowner up to 30% on energy costs over conventionally built homes…even homes that were built just a few years ago!  [Read this article]

The Best Way To Find A New Home In NY and VA

Often the hardest part of buying a home is finding the right home, in the right place, at the right price. With so many ways to search out information about which homes are on the market and what new homes communities are opening and selling near you, many homebuyers can easily become overwhelmed by information overload. Instead of getting confused, why not choose a method of finding a new home that suits your time, personality and needs?

Finding the right home, in the right place, at the right price may be easier than you think.

1. Realtors. For those who prefer to work with people, real estate agents are a perfect choice. These agents know their territory, and are well-versed in the different neighborhoods, areas and new home communities that they serve. Working with a real estate agent can allow you to specify the details of the sort of home and neighborhood you are looking for, then sit back as the agent creates a list of homes to visit that meet your criteria. No stress, and no confusion!

2. MLS Services. Akin to working with a real estate agent, those comfortable with the internet will likely gravitate toward online MLS listing services such as Trulia or Redfin, which allow homebuyers to search out new home communities in their target area. You can filter home listings by price, square footage and even lot size, then winnow your results to show only “new homes” or “new construction.” Check the “search options” panels on these sites for the various ways in which you can refine your home search, and keep the results tailored to your needs and tastes. These sites are optimal for homebuyers who want to be sure that they have explored all of their available options before committing to a purchase.

3. Online New Home Directories. There are also a number of websites devoted entirely to new home communities and new home construction, like NewHomeSource.com. These directories offer searchable directories of homes at the local and national levels, and include biographies of homebuilders building in your area—perfect for the homebuyer who likes to be fully informed.

4. Your Local Newspaper. For those who like to get their news and information the “old fashioned” way, most newspapers carry a weekly home section or homes insert. These homes sections are great sources of information about new and planned communities, community amenities, and how many homes are left in certain new developments. Turn to these sections for additional information about pricing and the addresses of sales offices and model homes.

5. Drive Around. Finally, there’s the most traditional way of finding out about new homes communities in your area: take a leisurely drive! While more time consuming than many of the other methods, there’s nothing like seeing a new home community (and its surrounding areas) first-hand. Finding the communities is easy; many new homes builders erect signage throughout adjacent areas and along major traffic arteries that provide directions and location information for their communities. You may never have known that a new community was opening up just down the road, but once there, you’ll have an excellent opportunity to discover a brand new home that’s perfect for you.

Pending Home Sales Rise In November To Highest Level In A Year-And-A-Half

The Pending Home Sales Index, a forward-looking indicator based on contract signings, increased 7.3 percent to 100.1 in November from an upwardly revised 93.3 in October and is 5.9 percent above November 2010 when it stood at 94.5. The October upward revision resulted in a 10.4 percent monthly gain.

The last time the index was higher was in April 2010 when it reached 111.5 as buyers rushed to beat the deadline for the home buyer tax credit. The data reflects contracts but not closings.

New Construction Spending Rises To 18 Month High

Construction spending in the U.S. rose in November for a third time in four months, indicating the industry helped boost growth at the end of 2011. Building outlays increased 1.2 percent, exceeding the median estimate of 46 economists in a Bloomberg survey that called for a 0.5 percent gain, Commerce Department figures showed. Recent gains in the housing market, spurred in part by mortgage rates near record lows, are helping the construction industry recover from the 18-month recession that ended in June 2009.  In November, builders broke ground on more homes than at any time in the previous 19 months and construction permits climbed to a one-year high, suggesting housing may not be a drag on gross domestic product this year.  [Read this article]

We came up with a few serious and a few quirky reasons that should give you pause to think before buying a resale home. Read through the list and comment on our Facebook page to let us know if you have any to add to the list.

  • There is no need to rip out the striped wall paper or purple shag carpeting—your Birchwood Park Home is finished specifically for you and your family.
  • You don’t need to worry about hidden damage like mold or termite infestation.
  • No one else has let their dog urinate on your carpet.
  • You won’t have to be careful of the floor board that squeaks when you walk on it—Birchwood Park Homes are sturdily built.
  • There is no need to repair that water spot on the ceiling caused by a leaky air conditioner because every Birchwood Park Home is covered by a comprehensive new home warranty.
  • You won’t have to repair the big hole in the wall from that house party the previous owners threw.
  • You won’t have to pull out the tree stump in the back yard.  Birchwood Park Homes give you a fully landscaped property.
  • You won’t have to pick up someone else’s trash or left behind belongings.
  • Your home adapts to you, and you won’t need to adapt to it.

Some of these sound silly, but especially considering that many resale homes have several problems like these, it can become quite expensive purchasing a “fixer-upper”.  Stop by any Birchwood Park Homes community and see the best value in new homes today.
