Pending Home Sales Rise In November To Highest Level In A Year-And-A-Half

The Pending Home Sales Index, a forward-looking indicator based on contract signings, increased 7.3 percent to 100.1 in November from an upwardly revised 93.3 in October and is 5.9 percent above November 2010 when it stood at 94.5. The October upward revision resulted in a 10.4 percent monthly gain.

The last time the index was higher was in April 2010 when it reached 111.5 as buyers rushed to beat the deadline for the home buyer tax credit. The data reflects contracts but not closings.

New Construction Spending Rises To 18 Month High

Construction spending in the U.S. rose in November for a third time in four months, indicating the industry helped boost growth at the end of 2011. Building outlays increased 1.2 percent, exceeding the median estimate of 46 economists in a Bloomberg survey that called for a 0.5 percent gain, Commerce Department figures showed. Recent gains in the housing market, spurred in part by mortgage rates near record lows, are helping the construction industry recover from the 18-month recession that ended in June 2009.  In November, builders broke ground on more homes than at any time in the previous 19 months and construction permits climbed to a one-year high, suggesting housing may not be a drag on gross domestic product this year.  [Read this article]

Twenty Metros Join List Of Improving Housing Market Index In December

The number of improving housing markets continued to expand for a fourth consecutive month in December, rising from 30 to 41 on the latest National Association of Home Builders/First American Improving Markets Index (IMI), released today. The December list featured 20 new additions, including several major markets such as Washington, D.C.; San Jose, Calif.; and Toledo, Ohio.  The index identifies metropolitan areas that have shown improvement from their respective troughs in housing permits, employment and house prices for at least six consecutive months.  Nearly half of the states and the District of Columbia are now represented on the list.  [Read this article].

Baby Boomers Give The Gift Of Homeownership

Trying to figure out what to give your child for the holidays?  For many Baby Boomers, the answer is a house.  Twenty percent of Baby Boomer couples have already given at least one of their children the means to purchase a home – either buying it outright, furnishing the down payment or co-signing the loan, according to a survey from Better Homes and Gardens Real Estate.

And more than two-thirds (68%) of respondents said they expect to provide financial support to their children or grandchildren in the future to help them afford homeownership.  “Parents want to see their kids in a stable living situation,” said Chayah Masters, a Coldwell Banker Residential agent in Los Angeles.  “Plus, property values have come way down. Why not help the kids while they are so low?”  The typical U.S. home now costs about the same as it did back in 2003.

New Home Sales Increase Nationwide

Cozy Up In Front Of The Fireplace This Season

Baby, it’s cold outside! Now that the weather has turned chilly, thoughts have turned from to hot chocolate and a cozy fire.

When you get ready to light your first fire of the season, Birchwood Park Homes wants to remind you to take some precautions.

If you just moved into your new home, you won’t need to worry about having your chimney cleaned, but if you’ve been enjoying fires in there for years, an annual cleaning and inspection from a certified professional is recommended.

Whenever you enjoy a fire, be sure to use a mesh screen or decorative fireplace screen to keep burning embers in. Never close glass doors while  a fire is lit to keep creosote from building up in the chimney.

Build a small fire than can burn completely. Place logs at the rear of the fireplace on a grate and use only seasoned hardwood. Never, ever use flammable liquids to start a fire.
